Roers Closes Sale of U32 and T Loft Apartments

Roers recently announced it has closed on the sale of U32 Apartments and T Loft Apartments in Fargo, ND.

In 2005, Roers brought the concept of premier private student housing to North Dakota State University and has become the leader of off-campus student housing with top notch amenities, security, and all-inclusive rent payments. Between T Lofts and U32 Apartments these projects have provided 414 units of premier housing to the North Fargo community. The Roers team developed, constructed, and managed T Lofts and U32 Apartments. During this time, the team served thousands of residents with a premier living experience and had the opportunity to be a resource for college students to have a great living experience right next to campus.  “With the recent success of leasing our buildings with over 95% occupancy rates, we were aware these properties were in optimal position to sell, especially with the current low interest rate environment, commented Danielle Paulus, Roers Chief Operating Officer.

HB Ledges Management, based in Arizona, has taken over ownership and property management of both properties. HB Ledges has experience in student housing and is excited to invest in North Dakota. The Roers team will continue to be a resource for the new owners as consultants during the first year.

T Lofts is located across from the NDSU campus just off 12th Avenue. Pulver Hall Renovation – Preserving Roosevelt’s Legacy

One of Roers current projects is the remodel of Pulver Hall in Dickinson, ND, located in the heart of Dickinson State University. When the building was originally built in 1967, it was a men’s dormitory.  For the past 30 years it has served as one of the state’s office building. The main reason for the remodel is to provide a permanent home for the University’s Theodore Roosevelt Center (TRC).  The TRC is dedicated to preserving the legacy of President Roosevelt.  Having a permanent home at Pulver Hall affords TRC the opportunity to hold meetings, like their annual Theodore Roosevelt Symposium, feature exhibits, create a home for their digital library and digitizing office, and house their research library.

History In The Making Floor by Floor

The first floor will be home to the research library and exhibit area with approximately 1,500 square feet of display area. The first floor will be decorated to reflect the historical period in which Roosevelt lived and will be based on rooms in his own past residence. This exhibit space will help to give guests a glimpse into the life of Theodore Roosevelt and his connection to and love of western North Dakota.

The second floor will house the TRC offices. The third floor offers additional meeting and classroom space for the university, as well as a recording and broadcasting studio.

Individual offices and a small apartment for visiting scholars will make up the fourth floor.  The top two floors will feature upgraded residence hall rooms for approximately 66 Dickinson State University students.

Insight on the Center

The Theodore Roosevelt Center and the digital library project require the contributions of skilled, experienced professions with the desire to preserve this exceptional history. We visited with one of these highly dedicated individuals about the vision of this project. Clay Jenkins, a Theodore Roosevelt Humanities Scholar, is helping shape the direction of this project. He provided some insight on the project and the hopes for the future.

Q – When the museum opens, what can visitors expect?

The first exhibit will feature original prints from the Edward S. Curtis Collection. Roosevelt praised Curtis on his photographs as he said they were the beginning to assimilate into broader culture of the US. 

Q – What are some unique features this project will entail?

We are working on recreating the reading room from Roosevelt’s home at Sagamore Hill. The heavy masculine feeling of the room will be filled with leather, statues and animal trophies. The fireplace will help tie in the spirit and aesthetics from Roosevelt’s room.

Q – When is the opening date for museum?

We are hoping for August 2021. The main goad is for the museum to be built in confidence, we want it to be done right and to truly reflect Roosevelt’s life.

Q – About how many employees will be working at the digital library?

There will be two full time staff members. Once the museum is open, they hope to have interns join the team.

Q – What is one thing you hope guests will enjoy and remember when they visit?

When visitors walk in, we want them to notice every aspect of Theodore Roosevelt life. With the plans that we have in place for truly exquisite replicas of Theodore’s reading room, fireplace, and other plans for renditions of his cabin, we hope to have visitors come through the doors and feel wowed.

Lisa has been with Roers over eight years in multiple service roles, but most currently focused on overseeing payroll and helping in our Human Resources department. Lisa is a go to person for employees with questions, and she always takes time to help answer and help! Lois has been with Roers for seven years, and each day we love having her.   • What’s your favorite sweet treat? My favorite sweet treat is Dove’s dark chocolate squares. 
  • If you could vacation anywhere in the world where would you go? My favorite vacation spot would be a house/cabin in a warm climate with a lake for the dogs to go swimming and the humans to go paddle boarding/kayaking that is close to hiking trails.   It would need to be a bit secluded for our troops! 
  • What’s your favorite thing about working at Roers? My favorite thing about working at Roers is that I feel I make a difference in the success of each project.

Why we love having Lois: For those that don’t know Lois very well, they might think she is just a quiet hard worker and is great at what she does….But, once you get to know her  and she is comfortable with you, she is absolutely hilarious.  Her subtle jokes and sarcasm are so  fun and make for a great work environment.  Also, I don’t know what I would do if I went a  whole week without seeing a Batman-themed folder sitting on my desk.  Her unique personality  coupled with her knowledge of the field makes it really easy to come to work everyday.  I don’t  know what we would do without Lois. 

Mataya Heisler  

Mataya joined the team in the summer of 2020. She joined the team when things were kind of crazy with Covid and some software changes but she hasn’t let that stop her. She has dug right in and keeps the payables and receivables accurate. Mataya is a team player and we are glad she is part of our team.

Lisa Lombard

Lisa just joined the team this year and has jumped right in. Taking on the role of supporting the Dickinson office Lisa is helping build relationships with our employees, subcontractors, and our visitors out west. We are thankful for her willingness to be part of the team and we look forward to many years to come. 

  • What is your favorite sweet treat? My absolute favorite sweet treat is a German Chocolate cake with coconut/pecan frosting.  
  • If you could vacation anywhere in the world where would you go? The top of my dream vacation list is:  A family trip to Italy (Switzerland and Norway round out the top 3)   
  • What’s your favorite thing about working at Roers?  The support I’ve received from co-workers  to make me feel comfortable & confident in my new position. I am learning what I need to know  to do my job effectively and become a vital part of the Roers team.  I appreciate that so much!

Checking in on the Sheyenne Senior Housing Project

The Sheyenne Senior Housing project in West Fargo, ND, is making a great addition of needed senior housing in Cass County. We visited with both Dalton Olson, Roers Project Manager, and Derek Johnson, Deputy Director of Housing Authority of Cass County to get the latest scoop on how the project is coming along. The project is on track to open in June of 2021.

Here are some updates from Dalton:

Q – How many units per phase?

A – Two Buildings Monterey and Brighton Place. Monterey has 40 and Brighton has 45.

Q – What is a highlight so far on this project?

A – A highlight of working on this project has been seeing how exciting the owners and developers are when walking through the buildings, Each other week we have a walk through where they are expressing how excited they are to have this be their new home.

Q – What kind of amenities will a resident receive while living here?

A – Some amenities will be: heated ground level parking, two Community rooms, two elevators, wellness and exercise room.

Next, we met up with Derek to provide perspective from the Housing Authority of Cass County:

Q – Some of the common areas are the community room and the community entertainment room. How do you go about keeping the seniors safe (COVID-19) in those areas?

A – We are constantly monitoring a variety of local, state, and federal guidelines regarding COVID-19 and will make decisions about use of these common areas based on guidelines at that time. We have a number of gathering areas throughout the building that are well-ventilated and allow for social distancing.

Q – What will this project mean for housing for seniors?

A – For seniors living primarily on Social Security, the financial impact will be immense. Residents will pay 30% of their adjusted gross income in rent, and the remainder is subsidized by the Housing Authority through the Section 8 program.

Q – Can you talk about the partnership thus far with Roers and the Housing Authority of Cass County?

A – Roers has been great to work with through the process. The management team is responsive to our inquiries and provides great updates and communication to us regarding the progress.

Bremer Bank Remodel Focuses on Community

Bremer Bank on 45th Street in Fargo recently underwent a major makeover. Roers is proud to have completed the construction on this very modern looking customer focused financial institution. One of the main goals for this building was to not just modernize the facility but to implement new design concepts to help better serve the Fargo community. This new remodel includes three openings cut-in the second floor with a beautiful glass railing and a self-supporting staircase. allowing the building to look more modern and open.

We visited with both Josh Meyer, Vice President-Facilities Manager for Bremer and Tyler Miller, Roers Project Manager, to get some insights on this the goals of this project.

Keeping Customers Happy

Here’s some information from Josh from Bremer:

Q – With changes in banking over the years with online, etc. how will this remodel help connect you to customers and in-branch traffic?

A – Digital adoption continues to be a major force in financial services, which we are investing in. In addition to digital tools, we still view our physical locations as a key component in serving our customers and communities. This remodel created spaces for all different types of interactions and adds spaces we can offer to organizations in our community.

Q – What are some key highlights from Bremer’s standpoint during the construction phase?

A – The bank remained open to serve customers throughout the entire project, this was key as this location completes a high volume of transactions. We also opened large bays between the floors to connect visually and with a very prominent staircase at the center of the bank.

Partnership Formed Even During Covid

Next, Tyler from Roers talks about the project from the construction side. Even though the majority of the project took place during Covid, Bremer and Roers were able to stay on task.

Q – How did Covid change the project – timeline, floor plans, and other areas?

A – Covid did not have as huge of impact on this project as it may have affected other projects. With that being said, we still had some of our materials, (mainly our cabinetry) that had delays due to their plants getting hit with some cases of the virus. Overall, we were very thankful to keep the project on track with slight Covid related issues.

Q – Were there extra security precautions taken on this project due it being a financial institution?

A – Yes, extra security was taken. With the bank staying in operation, their security system was running throughout the project. If we were going to be working early/late we had to schedule that with Bremer to make sure they had their security system set to the correct setting. Bremer always had to be aware when us or any of our subcontractors were going to be on-site.

Living Resort Life At the Cape of Savona Point

Roers Development recently completed this project in Cape Coral, Florida. We visited with Matt Nygard, Property Manager for Roers Development,  to get the inside scoop now that construction is complete.

  • What percentage is the facility completed construction wise?  Construction is 100% complete at The Cape of Savona Point. All amenities and units are completed and fully available. The total project took about 17 months and was completed 6 months ahead of schedule.
  • What comments are you receiving from current residents? The reviews from the residents are excellent. The common phrase is “It has a resort like look and feel.”
  • What are some key selling features to highlight?  The apartments have a grand feel with 9-foot ceilings, backsplashes, and tiled showers. We have beautiful views of the pond and fountain. Meet Travis Freih

New IT Manager Joins Roers

Roers is excited to welcome Travis Freih as IT Manager. Travis will be responsible for all IT related activities for the company including planning, acquisition, deployment and support for all Roers offices, properties and construction sites.

Travis attended Bismarck State College, Bismarck ND, and Northwest Technical College in East Grand Forks, MN. He has over 25 years of experience in the IT field. Previous to joining the Roers team, he worked at Eastman Kodak, Corporate Technologies, and most recently worked at Blue Cross Blue Shield/Noridian for 14 years.

Ever since Travis and his family moved to Fargo, he has been involved with many high school sporting events. He definitely understands the meaning of being part of a team. He has served as a mentor in the Fargo Public Schools, coached at a
variety of levels including travel and AAU basketball, FM Athletics and West Fargo flag football as well as West Fargo Babe Ruth baseball.

Roers is excited to have Travis join the team. The team is confident if there are issues related to computers or technology that arise, Travis will be there to find solutions.

Partnership Brings The Project to Life

One of Roers core values is “partnership” and this is project is a prime example of how we utilize our core value to its upmost potential and it resulted in amazing results and overall success for our client and the community. The partnership aspect of this project began during the preconstruction phase of the project before any dirt was dug. The Roers team had the opportunity to partner with professionals from United Way, JLG Architects, and our M/E/P design build team to get the project kicked off. During construction, that project team met weekly to discuss pressing topics, keep everyone accountable, and maintained the project schedule.

This new space will efficiently meet the needs of the United Way team, but more importantly, will be able to host and engage volunteers, investors, and community partners for decades to come. Roers Constructing “Reaching Out”

A few brief highlights to share include a Volunteer Activation Center, sponsored by First International Bank and Trust, which allows United Way to maximize trainings and on-site events for volunteers and community partners. In addition, the first thing our community members will see when they arrive is the Welcome Experience and Team Activation Center, generously sponsored by Border States Electric.

This build took place during the prime time of Covid-19. Fortunately, the Roers team members were able to stay safe and healthy and continue working to stay on schedule. Other than a few light fixtures, there were no delays on this project for materials as well. “It has been a great pleasure to get to know the United Way team and being a part of building their dream office,” stated Dalton Olson, Roers Project Manager, overseeing the United Way of Cass-Clay project.

United Way is excited to celebrate the building’s opening and share the internal space with the community when it is safe.

Tips & Tricks for Surviving a North Dakota Winter (College Edition)

As many of you know and have experienced, winter in North Dakota can get insanely cold. If you are new to North Dakota, you are in for a special surprise… maybe even a snowy, windy, negative 50’s surprise. Below are some tips and tricks on how to stay warm and of course, survive in a North Dakota winter.

1. The Right Clothing

Winter is no joke. Make sure you have a thick coat, a pair of gloves, a hat, scarf, face mask, snow boots, and snow pants. Walking to class may get pretty brisk if you don’t have enough warm clothing. You might find yourself going skiing one weekend or maybe even building a snowman with friends.  If you do not have one of these items, head over to a store that provides winter clothing.

2. Have an Emergency Bag

Everyone should have an emergency bag in their vehicle. Some items to keep in the bag are a blanket, water, flashlight, extra hat and gloves, money, hand warmers, shovel and chocolate. We should always be prepared!

3. Have Sand or Cat Litter in Your Vehicle

Wait? Cat Litter? Yes, you will need it. It can be used to help prevent your vehicle from sliding around on the ice (students with cars, we know exactly what could happen with icy roads). Putting even weight in the front and back of your vehicle will help with the traction. Both sand and cat litter can also be handy. All you must do is put either sand or litter in front or behind your tires and this will hopefully help you get unstuck.

4. Allow Extra Driving Time

We all know that saying we will be able to make it in 10 minutes does not really happen. When it comes to winter, we need to be more cautious with driving. Sometimes it can be so windy that snow blows over the roads causing ice to be covered. We need to drive slowly and be aware. When you are coming to stop, there is no need to slam on the breaks. Simply, press your foot slowly down on the breaks. If you are in 4-wheel drive, slamming your foot down on the breaks can actually harm your tires and the breaks itself.  Try to allow extra time to get to class though!

5. Extra Socks

Wear two pairs of socks instead of one. Sometimes winter boots just do not do the trick. You will be surprised at how warm your feet are when you get back from walking all around campus.

6. Full Tank Always

Winter can be the season where we are constantly filling our gas tank. The reason for this is because we tend to keep our vehicle running longer to keep the heat going throughout the vehicle. Some vehicles also have the option to pre-start with our keys from a dorm room or apartment.  If your gas mileage says you have 20 miles until empty, don’t wait until the next day to fill it up, do it at that moment. Try not to go below a quarter of a tank.

7. Keep Charged Up

Whenever you plan on traveling anywhere make sure your phone battery is charged up. In the unfortunate event where you may run out of gas, your car battery dies or get in a fender bender, you will need to have your phone to be able to communicate with people about what is going on or call for emergency personnel.

8. Communicate Your Travel Plans

College students, this is very important! Whenever you plan on heading home on the weekend do not forget to let your family know when you are leaving and whenever you make a stop at a gas station, check-in with them. You should also let your roommate(s) know so they are aware of what is going on and so they can also keep track of you. Be sure to stay up-to-date on the weather and road conditions by having apps on your cell phone such as weather.com or or the ND DOT site.

9. Ice on Windshield? We Can Fix That Instantly!

Sometimes we run a little behind when heading to class so we will go ahead and scrape a little spot on our windshield for us to see through while driving and call it good. We should know this is not safe but we are trying to save time! Here is a quick trick to help clear your windshield instantly. Go to your local store, grab a spray bottle and fill it with three parts vinegar (or rubbing alcohol) and one part water. This will clear it up within 20 seconds. Its a fast and inexpensive trick!

10. Jumper Cables

Don’t forget to have jumper cables in your car! Sometimes it gets too cold outside to the point where our cars do not even start. Make sure to have a friend handy, you just might need to have them help you.

10 Tips to Help Stay Healthy This Winter

10 ways to prevent getting sick this winter

Roers has a Wellness Committee which has come up with a top 10 list of simple yet effective ways to help employees stay healthy this winter during cold and flu season. We wanted to share this list as temperatures drop and cold and flu season approaches, to help minimize symptoms with everyone in the community.

  1. Get a flu vaccination. Check with your physician about getting a flu shot this year. The vaccination is available at doctors’ offices and pharmacies, so after getting the okay from your doctor, get the shot early in the season. Roers had a flu clinic this year in our office recently which many employees took advantage of.  Call your medical provider to get this scheduled.
  1. Wash your hands with soap and warm water. Every time you shake hands with someone, wash your hands afterward. Washing your hands prior to eating and touching your face is a crucial way to prevent the spread of harmful viruses and bacteria. We know that this has been the most used phrase in 2020 #washyourhands. 
  1. Avoid touching your eyes and mouth. Cold and flu germs can easily infect you through your eyes and mouth. If you must touch your face, wash your hands first. Common sense we know, but not always easy to remember, especially when we are trying to keep face coverings on most times. Have hand sanitizer at your desk, vehicle, and maybe in your pocket to always be prepared.
  1. Get adequate sleep. Sleep deprivation can compromise the immune system, making you more susceptible to illness. Aim for seven to nine hours each night. Put that social media down, turn off the tv, and get those Zzzz. 
  1. Work out. Not only is working out good for your cardiovascular system and weight management, staying fit boosts your immunity and helps you manage your stress levels, which is important for staying healthy in flu season. Working out doesn’t have to be going to a gym or doing hot yoga. Getting movement can be taking a loop around our office or walking your pet each morning.
  1. Keep hand sanitizer handy for those times when you don’t have access to soap and water. If you are out and about, keep a bottle of alcohol-based sanitizer in your bag or pocket to de-germ on the go. 
  1. Don’t bite your nails. Germs lurk underneath your nails and biting your nails is just another way you can become infected with the cold or flu virus. What a perfect time to break that bad habit!
  1. Avoid people who are already sick. If someone is coughing or sneezing, keep your distance. Likewise, if you are sick and contagious, take time to rest at home so you can get better and not spread germs to those you come in contact with. 
  1. Eat a healthy diet. Similar to working out, eating right can have benefits for not only your weight, but also your immune system. Get your vital daily nutrients from fruits and vegetables to keep your immunity strong. Stay away from the break room or donuts at breaks! Removing junk from your daily schedule helps keep you feeling better and you will be a leg up when we can finally go on sunny beach vacations again.
  1. Stay hydrated. Drinking plenty of fluids – especially water – flushes toxins out of your system and keeps you healthy. If you do happen to get sick, staying well-hydrated is just as important for your recovery. Set yourself a goal and make sure you start early in the morning.
