5. roers real estate: Why Now might be the smart time to buy

A message from Anne Kallhoff, Roers Real Estate Agent

It’s no secret—interest rates are higher than we’ve grown used to. But here’s the reality savvy buyers are taking advantage of: when rates eventually come down, home prices go up.

Right now, buyers are benefitting from less competition and stronger negotiating power. That means you can often secure a home at a lower purchase price—something you can’t control when the market heats up again.

Think of it this way:

  • Today’s advantage: Buy at a fair price with fewer bidding wars.
  • Tomorrow’s opportunity: Refinance when rates drop and lower your monthly payment.

Even a 1% rate reduction down the road can save you tens of thousands over the life of a 30-year loanespecially if you’ve purchased smart and avoided overpaying in a frenzy.

Buying now with a plan to refinance later can be a powerful wealth-building strategy—marry the house, date the rate.

Employee interview

Micah Jacobsen

regional project manager

roers west

get to know him:

1. Introduce yourself (Name, Title, and Length of Time with Roers):

  • My name is Micah Jacobsen and I have been with Roers for a little over four years in total now, 3 ½ years fulltime, plus 1 year as an Assistant Project Manager Intern while I was in college at NDSU. I currently serve as a Regional Project Manger for our Minot Office.

2. What does a day in your role entail?

  • No matter what the day brings, it always starts with a good cup of coffee. When I’m in the office I typically begin by reviewing emails or other communications such as RFI’s that might impact our current projects. I check in on construction progress photos or head out to the job sites depending on the project location. I then try to stay ahead by checking the status of materials needed for upcoming phases of construction or reviewing/sending out project submittals for approval to make sure that we can keep construction on the current schedule. On days we have Owner/Architect/Contractor meetings, I spend time reviewing that specific project and updating the meeting agenda to reflect progress and or anything that may need to be discussed in that meeting. For a while, our Minot Office has not had a dedicated superintendent, so some days when I am not in the office my time is also spent performing some of those duties as well.

3. What is your favorite core value and why?

  • Out of our core values, I specifically resonate with partnerships. I enjoy building strong relationships – whether its with clients, contractors, or potential partners for future projects. It’s very rewarding collaborating together working towards a common goal and seeing those partnerships build a successful outcome.

4. What is a fun fact about you outside of work?

  • When I am not working, I’m usually outdoors either hunting, fishing, or staying active in one of my sporting leagues like golf, basketball, or bowling.

5. Last but not least, what is your favorite part of your position or working for Roers?

  • My favorite part of my job is seeing a project from start to finish. It’s extremely gratifying watching something come to fruition, knowing that I played a role in helping make it happen and being able to turn it over to the owner with pride.
